A question about : Bank Statements for Renting

I have to show my estate agent my recent bank statements hopefully just to see my wages go in there. The thing I'm worried about is that my account has been overdrawn for a little while - I do have an agreed overdraft - and will be able to pay it off in March. Do you think this would be acceptable?

I haven't rented before. Can anyone tell me what differences/potential pitfalls there are in renting through an accredited agency (like Rightmove/Zoopla) when compared to renting directly from a landlord?

I am first time buyer. I am in the process of purchasing the house and it has come to light the seller does not have the necessary paperwork relating to the planning permission, building regulations, fensa certificate for window etc for the changes made to the property.

I have decided I still want to go ahead with the property regardless and I am well aware of the disadvantages of this decision.

Hey everyone, was hoping for a bit of help with this one!

I'm about to put my house up for sale, I had 3 EA's around for a valuation. 2 said offers around Ј95k and the third said offers OVER Ј89,950. We ended up going for the third estate agent as they are a better company but I'm scared about this offers OVER business - I did tell him we need at least Ј90k in order to move, but he was confident this approach would get me that price!

The legal pack has all the details of the tenancy but it shows that the tenancy was for 6 months that started in june 2012.
The seller is a limited company that has recently called in the creditors hence the reason for the auction, a presumed forced sale

Im buying this cash as an investment and want to keep the tenant in but wonder if anyone has any ideas on how the tenancy works?

I have had a local estate agent come and value my house. This is the first house I have sold. He has quoted 1.25% fee of selling price. He has said this is negotiable. My question is, what would be the going rate? My home is valued around Ј2500. Any recommendations how and what to negotiate?
