A question about : Documents when buying

Does the buyer see any documents.

We have just purchased a house that has a double extension. Apparently it got planning permission and has been signed off from building control. However we have not seen any proof.

The sellers also took out an indemnity insurance as the extension was on a covenant restriction list. Again we have seen nothing so if needed to how would we claim?
On the fixtures and fittings list they say they have enclosed cavity wall guarantee but again we have not seen any evidence.

A question about : House sale Woes with Ex partner...

Any property / family solicitors online? I shall try to be brief;

My g/f of 7 years owns a property with her Ex - the mortgage is entirely in her name (the ex cannot get lending so cannot buy her out) and she no longer lives in the house. The house was significantly developed whilst they were together which the Ex had a big part in as he is in the building trade. Thus, legally he has a registered interest in the property.

A question about : Applying for Deposit

Hello All,

I've just moved out of rental into my own house (hurrah!) and am going through the process of getting my deposit back. It's my first experience of renting since 2000 so please bear with me while I ask questions over the coming few days.

The first one is - who do I claim the deposit back from? (it's protected via mydeposits, and I've found the form on the web site to request it back). Do I address it to the Landlord or the Letting Agency?

A question about : Where to start?

My partner has recently took over his dad's motoring business in December. We are wanting to buy our first home together, but not 100% sure where to start. He has a bad credit rating from a old O2 bill from years ago. I have a full time job with good credit rating. We have a decent amount deposit. That is our situation any advice would be well appreciated.

A question about : Stamp Duty/LBBT on Purchase Price or Home Report Value?

Hi, normally a lurker however googling has not provided a simple answer me so was hoping someone help.

We are in Scotland and looking at selling our house and moving. Our Estate Agent advises that in our area houses generally sell for less than the home report value. If that is the case what is the Stamp duty/LBBT (as in Scotland) calculated on- the price you pay or the home report value?

A question about : Friend/Neighbour threatened with eviction

My neighbour has had a few health issues since 2015 has begun. She discovered she was pregnant, and misscarried one twin, and has had a scare with the other - she is three months in.

She has been off sick from work since December due to the pregnancy issues and issues with her back too. Since then, she has been paid Statoury Sick Pay.

Currently I live in Derbyshire and I've no idea how much extra I'd need to live in Tunbridge

Anyone have any idea of minimum wage you'd need to live there? I'd be renting a small house, possibly a flat, but I'd prefer a house. I'd be running a car too
