A question about : I've exchanged... no completion date

Hi everyone, I hope you can help to reassure me a little.

A bit of background: I'm an FTB and I'm very fortunate in that everything has gone smoothly so far. Well within budget, chain-free, all furniture included and absolutely no hitches with obtaining a mortgage.

The only problem is my conveyancer, who has been so uncommunicative throughout the process (although I should say that my only point of comparison has been what I've read online, and the experiences of my friends and family). He has dragged his feet at every stage despite continued phone calls and emails, and getting even simple information has been a nightmare.

The end is finally in sight after months of patchy communication - we exchanged last Monday! The only problem is there's been no suggestion of a completion date. Should I be chasing him for this information, or is it too soon? I don't want to jump to the conclusion that he's being rubbish again when this might be normal.

  • If you have definitely exchanged then the completion date should be in the contract already! And that date should have been agreed with you.
    Yes, you should definitely be chasing him. That's awful!
  • That's appalling. Did they perhaps ask you if you had a date in mind? or if you wish to complete asap?
    If your not happy, name and shame them on here. Even if you find the date acceptable, this is no way to treat a client. Do re-read your correspondence to make sure it's not written anywhere, but that in no way absolves them of the failure to keep you informed and request your instruction to proceed.
    As a FTB, I hope it in no way inconveniences you in your move.
  • It really should have been agreed in the contracts before exchange. Have a look at the paperwork. It may be lurking in there somewhere. If not, then calls to the solicitor and EA tomorrow are definitely in order.
  • If its not there then you need the name of the firm's complaints partner.
  • Sakura17, if you exchanged last Monday you should have had a letter confirming this, and the completion date would be on there.
  • Is there a newbuild in the chain?
  • Are you sure you've exchanged contracts? How did he tell you? By phone, email?
    When did you pay your deposit for the house purchase (usually 10% of purchase price) to your solicitor?
    When did you return the signed contracts?
