Im thinkig about converting the loft into a 3rd bedroom (I live in a small 2 bed cottage, so having an extra room would be great for storage). I have no firm plans to move, but will probably look to move in about 3 years.

My sale of my 1st house has took longer than anticpated.
As i handnt seen the house since placing the offer(asking price) in October, was advised by my solicitor to have another viewing to make sure everything was the same as when i made the offer.

Notice that one window pane had misted up and needs replacing.
Asked then vendors to replace or share the cost .they are refusing to do either of these remidies. do i have any rights?, for at least shareing the cost of window replacement.

A question about : Should I move despite early repayment recharge on mortgage?

I am on the 3rd year of a 5 year fixed deal. It's 5% interest rate - I know that's high but I only put down a 10% deposit and at the time all the talk was about rising interest rates.

I dont want to spend any money in the house as I know I don't want to stay and I feel I've out grown it.

My GF also will join the mortgage and has a lump sum to add to it all.

The exit early charge is Ј6k

A question about : Landlord selling the flat

Hi, some advice please.

We were told two weeks ago yesterday that our landlord would be selling the flat we took on in October. Our contract runs out at the start of May. The agents have been round to take photos (two weeks ago) and since it's been listed on Wednesday afternoon last week, have contacted us to arrange viewings as they have had 'considerable interest'.

Since then we have had two viewings, both yesterday, both late afternoon (after 4pm).

A question about : Estate Agent Clause

Hello - we are just negotiating with our EA and going through their T&Cs. One of the clauses they are saying is that we must still pay their fee in full if a buyer exchanges contracts but fails to complete.

I'm aware there are hefty penalties for buyers pulling out but I've never come across this before. Seems a little unfair no?

I'm also confused at what point do we pay EA fees is it after exchange or upon completion?

im selling my house the double glassed windows were fitted 2002 september the recipt i was given by the fitter has put in detail what he did to the requlations required for that period which is now out of date he never gave me a certificate but do i still need to provide one

A question about : 2nd viewing

I am doing a second viewing on the 6th property I've seen in 2 weeks. This is view with making an offer. Too soon?

I'm a FTB and its a leasehold apartment.

What things should I be looking at specifically?

Also it's been reduced 10% already and offers excess of...would be cheeky to offer slightly less than this figure?

I have a DIP not MIP but seeing bank tomorrow. ..best to offer after MIP?
