A question about : Where to buy round Omagh

Hi all I can't believe I've been on MSE for half a decade and didn't know this board existed 'til today!

Anyway, OH is starting a job in Omagh beginning of March and we're staying back here until we've sold the house. We're currently on the South Coast of England (in a village between Brighton & Chichester).

He will be viewing property to get a shortlist and then I'm going to fly over to look at the ones he likes to make a final decision. We don't know the area AT ALL (I used to live in Co Down as a kid but that was years ago!) and I was hoping you may be kind enough to pass on any general advice on where would be better/not good areas to consider. We're looking within 25 miles of Omagh (OH is happy to commute for up to an hour for the right house) TIA

  I'm sure you already know, but if you don't use www.propertypal.com to search for houses in your required area. Housing west of the River Bann is significantly cheaper than east of it, and although we have thankfully moved on a lot of areas are still classified "Orange" or "Green"
  If you have kids in education you may also want to consider catchment areas for good schools, but I'm sure your well ahead in that area too.

  We do have 5 children, 4 are at Primary school and the youngest should be starting pre-school after Christmas 2015. We're trying to stay as secular as possible with schools and areas! Hopefully once the husband is over he can get a bit more of a feel for where to go, I'd love something villagey but not a million miles from a town. I have a list as long as my arm of housing requirements too!
• There are loads of nice "villages" around Omagh but bear in mind the roads in the "Wild" west are not up to the standards you would be used to in England.... I don't mean they are bad surfaces , more a case of an hours commute around rural country roads can take longer than you think... throw in the tractors, cows, sheep etc and next thing you know your only half way to work and it's already taken an hour ....
  Personally I'd be looking around Omagh itself and East of Omagh........
• My advice would be to sell in England then rent for a while in NI till you "find your feet" in a new area. Better to do this than commit then regret. Property prices in rural west of NI aren't going anywhere in a hurry.

  3 miles from Omagh close to the A5 and quite a nice 1/2 acre garden for the kids with stables and an extra income from the other 3 1/2 acres all you need is a landrover and a flat cap

  On a more serious note, Omagh has some very good integrated Primary and Secondary Schools and coleges for the kids Shopping is adequate with choice of supermarkets outside town and a good selection of local and national retailers in and around the area too. Sure you'll only be 45mins from the big metropolis that is the Maiden City too despite all it's bad press I wouldn't live anywhere else.
  If you are looking for housing around the A5 road check planning first as it will eventually become a dual carriageway and you may end up with restricted access.
• Best wishes on moving to Omagh, it's a lovely mix of rural and quite modern conveniences. I'd second the praise of it's integrated schools although unfortunately the primary school is still based in mobiles. All the villages also have excellent primary schools and you'll have lots of choice. I think the main issue for you will be whether to go for a rural location or town based. We're really lucky to have excellent long established estate agents like Bertie Pollock who is listed on the previous property pal advert, their expertise is second to none and I'd advise you to speak with them to get an idea of what will be coming up for sale. I work in omagh and live 15 miles out in a very rural area but it's rare for it to take more than 25 mins to get into work so you could live in a very rural area. Mount joy is a lovely little village just outside omagh and in beautiful countryside but it's just one nice area of many. We've a new swimming pool and arts centre with great sporting facilities of all sorts so your family should really enjoy it. Feel free to message me if I can assist in any way.

  How about Donegal? Have you thought about it? You will get a really good return on Sterling at the moment.

• According to all the government types I've spoken to we'd still be entitled to NHS care if we lived in Donegal as our sole income would be from hubby's job in the UK. If I worked we'd be means tested for a medical card, so no fraud going on here!
