A question about : value of this freehold ground rent
Hello,
So I am going to be meeting with the freeholder for a block consisting of ground floor shop, first floor 1 bed flat, second floor 1 bed flat.
Now I own the first floor flat, and the terms of the two flats are the same 124 year lease, Ј150 yr ground rent doubling every 25 years. the shop was sold with a 15 year lease from 2013.
The building has a service charge of 25% to each leaseholder which mostly consists of just building insurance.
I have the view of buying the freehold for the building as a ground rent investment. As I own the middle flat hence the main reason for wanting to buy the freehold so I can control the management and any future lease extensions. I am finding it hard to know how much this could be worth, can anyone help me?
