A question about : Sensible Order of Work Query

Hi, All

I'm just toying with getting some work done on my little house, and my first question is probably pretty basic, but a girl's gotta start somewhere...what is the best/most logical/most money saving order to do my work in?

Bathroom and kitchens both need full revamp but are very definitely liveable with, indeed I have been living with them for nearly 10 years. Can they be done as self contained jobbies given the list of other potential work below?

The heating system is currently night storage heaters which are fine for me but maybe would put a buyer off - what would you recommend? Electric only in our area, no mains gas.

The current boiler is HUGE and housed behind panels in the spare room, so removing that would free up a bit of room

The whole house (exclude the kitchen and bathroom as maybe self contained jobbies) was artexed (why??! for gawd's sake, why??!) long before I moved in, and I had someone skim the walls about 8 years ago, but it was a cr4p job done and still looks bumpy and now is looking very worn. Would it be best to take it all back to the basic walls and start again or is there a better way of achieving a lovely finish for decorating.

My bedroom ceiling is still artex ( I threw the plasterer out after he had done the cr4p job on the walls), so have lived with it, and need advice on how to resolve it easily - large area/rafters in roof quite far apart/worried about extra weight of more plaster etc.

The electrics in the house have had various work done over the years, so hopefully nothing needed outside the kitchen area (which does need a re-wire when I get to do the kitchen...IF I get to do the kitchen...I may just stay under my duvet for another 10 years, if your answers/advice frightens me off title=ROTFL)

Ideally, I need to be able to remain living in the house while work is being done, and each job will need to be saved up for...so potentially not quick timeline.

Any advice in words of one syllable - how would you approach this, please?

  • Is the boiler you mention your hot water tank?
    I would get the electrics checked first, make sure heating and hot water is as good as it could be (I wouldn't buy a house with storage heaters personally)..
    You haven't mentioned insulation or windows- what are they like?
    Then once you are sure your electrics are ok, so any new plaster isn't going to get ripped up, get the walls skimmed again, there is a risk that there is asbestos in your artex so removing it is potentially complicated. And find a decent plasterer (yes I know that's easier said than done). Some will be happy to do a room at a time when you can.
  • I didn't say choose a new one, but if you wanted to increase space by moving your current one, you would need a new one. You need to look at amount of hot water you use, whether you heat the house a lot or generally go for jumpers, price, availability of parts for people to do repairs etc.
    SHouldn't affect bathroom/ kitchen but I'm rubbish without layouts ecc
    Good plasterers are worth waiting for
