A question about : Selling a flat noise froom above

Hi Folks,

Just wondering if anyone could give a me a bit of advice.

I live in a ground floor one bedroom flat (about 32 yrs old and not sound proofed) and am thinking about putting it on the market.

I have an elderly neighbour above who I get on with really well.

My problem is the noise from above. It does not really bother me. I can hear my neighbour walking around and opening and closing kitchen doors.

The noise is not constant and not overly loud and to be honest it lets me know that my neighbour is ok.

Do I need to make potential buyers aware and would this put people off?

• My understanding is that providing you have not had a dispute with your neighbour over the issue then you do not have to mention it. If you have had a dispute then you most certainly do.
  Anyone buying a flat should expect some noise from neighbours and it's quite possible that they will ask you if you experience noise. I would therefore just answer honestly and say exactly what you have told us on here, save the part perhaps about the lack of sound-proofing. The onus is up to their survey to discover the build quality etc, if they have one. If they don't ask I would not mention it.

• Many thanks. I have never sold a flat before and I find the process really worrying.
• We've just brought a flat in the middle of a 3 floored block and when we were viewing we asked if there was noise from above and the seller said they have two kids upstairs and you can hear them but its not excessive i don't mind as have a toddler myself and our neighbors where we live now (haven't moved into our flat yet) are ridiculous! I think you should be prepared for some noise but id just say its an elderly lady so people wont assume she will make much noise anyway. I wouldn't mention anything about it unless asked?

• I would suggest that its a case of you are aware there is someone living upstairs but they do not cause disruptive noise.
  Our house is joined to our neighbours and you can tell when they are in because there is a certain level of noise but if that only happens at reasonable times and is not then follwed by loud music or excessive shouting then I would say that there is nothing to worry about.
• LEJC it is really good to know what other flat owners hear and how they feel about it. There is nothing excessive.

• If you haven't complained in writing etc then there is no need to declare it.
• No written complaints. I just asked for the TV to be turned down. My neighbour had just bought a new one so was no sure of the loudness!

• If all they do is walk and open doors, I'd expect to hear that in a flat tbh - have done in every one I've lived in.
