A question about : Rented house integrated appliances
My Daughter is in a rented house, private landlord through an agency, her kitchen appliances are integrated and the oven has stopped working (since last Thursday) but the agents after 5 days are saying its Daughters responsibility to get it repaired. Anyone offer any had vice please as I'm of the that its the landlords responsibility especially after only being there for 12 weeks.
Best answers:
- For contract law: what does it say in her tenancy agreement?
For statute law:
Landlord & Tenant Act 1985
Quote: - Does that mean she has to get it repaired at her own expense after only 12 weeks? (Barring what the contract says as I havnt seen it yet)
- Unless the contract says the LL will repair, OR unless the LL is willing to repair despite lack of any legal obligation (many will out of goodwill), then yes.
- Assuming the landlord is not responsible for such repairs, and barring any term in the tenancy agreement, your daughter isn't either.
She could decide to leave it as it is and either get her own or not use an oven. - If she left it as it is, would she be liable for it out of her deposit when leaving the property?
