A question about : Changing Block Management Agency who own Freehold
Our Block Management Agency are useless. They also own the freehold. Can we change management agency?
Best answers:
- You and your fellow leaseholders will have to look into right to manage and possibly enfranchisement procedures.
lease-advice.org is a free govt-funded advice service which can tell you what you need to get started. - The main problem we have is the agent just not responding to requests, and general and repeated incompetence. We also discussed and agreed over a year ago that some major work would be carried out during 2014... - none of us, despite chasing, have even seen a single quotation obtained for this work, let alone anything actually being done.
The agents response via email are sometimes rude, vague or just non-existant.
Yesterday I asked for a list of all the leaseholders, as there are a few dozen in the block and many of the flats are rented. I will need this to get a majority vote to change agent. I would guess that the agent knows this, and would be reluctant to give this information to me? What can I do if they do not? - PS they are a member of both

https://arma.org.uk/ - Great idea to simply knock on doors.
I have already approached another agency, and they said that they would be pleased to help.
In the back of my mind I do worry that a different agent might be even worse than the current one! It's difficult to tell, and a long process to change... - If you can't find out through asking pay the LAnd Registry Ј3 to find out the owner of any flat.
