A question about : ltd company mortgage advice

Hi some advice please, here it goes:

1. I live in property 1 with my brothers family and my parents, which is a shared mortgage with my brother. The property has a residential mortgage of around Ј200K and is worth Ј500k.

2. My wife and I want to buy a property (property 2) to live in separately. We are looking for a property priced between Ј500k-600k. Can I change property 1 to buy-to-let and let it out to my parents and apply for a residential mortgage for property 2?

Hi everyone,

Looking for some advice.
I am looking to get in to property and start with a reasonable priced house near to where I live that I can rent out.

For a BTL I need 20-25% deposit which will take me a while to save, probably too long as it will be around Ј16,000 deposit.

A question about : Buy house and split deed on transfer

I want to buy a house. It happens to come with two cottages. They are classed as empty for long period and attract 150% council charge. I can't get residential and rent cottages. Can't afford deposit to buy commercial on whole plot. Anyone experience of buying whole plots and sub-divinging on transfer? The sellers are funny and won't subdivide prior unless wrapped in a bow on a silver platter and hand delivered by unicorn.

Help to buy

A question about : Help to buy

We've reserved a new build and are using help to buy equity loan. I need a bit of help please!

1. We have been recommended 'new homes mortgage group' by the new build company as a broker, but they charge Ј399. Should I just use L&C instead? You have to use a broker for help to buy.

2. Help to buy mortgages seem to be a full percent higher than normal ones, even though I have LTV of 50% including the help to buy money. Is that just the mortgage companies being cautious with help to buy customers?

Hello MSE,

Me and my wife have saved up our deposit to put towards our first owned home together.

We have Ј9000 and are looking at 5% deposit mortgage deals. There seem to be a few on the market, one with our building society, nationwide.

We noticed woolwich also offer (I believe barclays offer woolwich mortgages?) 5% mortgages and for a fixed rate of 2.99% which is better than nationwide. We don't bank through them so were wondering if they would likely take us on?

Hi there

First time poster so apologies if this is a repeat discussion (I have had a thorough search).

I have got a Mortgage in Principle from my bank, HSBC. It's a 2 year fixed at 3.89%, changing to their variable rate which is pretty good at the moment at 3.94% (of course this may change but for the purpose of this question I'm anticipating it won't too much). There are no arrangement fees.

Hi,

I am buying a flat which has quite a short lease term remaining (

When I made the offer, the EA have agreed to, and confirmed for me recently as well, that the lease is being renewed to 999 years.

I assume that this is typically done before the exchange ? Mortgage application has been done as 999 years.

My solicitors are making inquiries about this with the sellers, but does anyone have experience with similar sales process ?
