A question about : Waiting to exchange

Well, we have now passed the 'mortgage application' and survey hurdle and searches are all done. As far as I know, our buyers should also have everything in order. We are now waiting for our seller to get to the same point as they found their house a fortnight after accepting the offer from us. It is nerve wrecking... anyone want to join me????!!!

Best answers:

  • Sounds exciting! We haven't gotten to that stage yet, its been 4wks since offer was accepted, vendors are trying to find something but I have already started planning for things when we (fingers crossed) move. Good luck with everthing
  • I exchanged aaaaaages ago (start of Feb) and finally going to complete after Easter. Most of the stressful grey hair inducing moments are over, and now I'm just bored waiting. I live around the corner from the house I'm buying, and I'm trying to resist going around to peer in the windows again to remember what it looks like and work out where I'm going to put everything!
  • Following right behind you Mrs. Z!
No mortgage needed, the survey is done and dusted, conveyancer has draft contract, but has a couple of enquiries to deal with and a couple of searches still to do. We've not yet had sight or sound of that enormous fixtures and fittings form that sellers fill in, but hopefully that will be materialising soon.
Not quite sure what the sellers are up to at the moment, but neither of us are in a chain, so fingers crossed.
Good luck with yours. I don't know about you, but I feel quite jumpy now.
  • Hi,
almost in the same boat, everything was going well until buyers survey picked-up (hopefully) minor issue. Buyer is going to get builder to take a look so is slowing things down and adding to grey hairs, no doubt will cost a few quid as well
We are moving into rented to avoid a chain but have had an offer accepted on our next place so have instructed the surveyor. Want to port our current mortgage so have 30 days from completing on the sale of ours to completing on the purchase of the next one and think that will be tight. At 31 days we have to apply for a new mortgage so then have application fees etc, Ј750 to the bank for nothing much...
Have a feeling it will be a stressful few months.
    Good luck to everyone

  • Waiting here too! Filled out all forms, contract on way to purchasers solicitor. Might not be as soon as I was hoping though as independant surveyor going in to look at the supposed woodworm in loft (we believe is non-exsistant!).
  • After 4 long months which seems more like years we are going to sign the contract with the solicitors on Wednesday. We arn't in a chain as the seller is already living with his girlfriend at her house and we are first time buyers so I'm hoping to exchange and complete by 12th April. How realistic this is I'm not sure but I want to be in by then!
  • I'm in a similar position here also.
Accepted offer mid feb, survey and mortgage accepted last week. I called solicitor yesterday and I'm awaiting an update report soon.
Hoping to complete early may (small chain of Ftb - us - family moving to Australia) so hopefully that is a realistic goal.
    Good luck everyone
  • I'm a bit behind you:
  • Offer accepted last Tuesday.
  • Solicitors appointed last Wednesday.
  • Structural survey booked for tomorrow (fingers crossed)
  • Valuation survey not yet booked.
  • Searches not yet started.
  • Hoping to exchange by end of April, which would be one month after offer.

  • I've had my survey back (looks like house needs a new roof sooner rather than later), had the searches back and found out yesterday that my mortgage has been approved. Had various bits of paperwork through from the sellers' solicitors last week, one of which revealed that 5 m of land at the bottom of the garden is leased to the Council with no explanation of why that is! The solicitors are looking into it.
No idea how things are progressing further up the chain either. I'm in no real hurry though as I'm a FTB currently living with my parents so the longer it takes the more money I can save before my outgoings increase enormously!
  • We are also hoping to complete by the end of the month. 2 1/2 weeks since offer accepted, we have the mortgage offer, just waiting for contracts to be sent over now. I think I will follow this up, as we are waiting to book a full survey (valuation is done) till we see the answers to some of the questions on the property information form, as we want to ask the surveyor to look at anything specific mentioned on there.
  • Well we were supposed to exchange on Friday that didn't happen, then it was supposed to be yesterday, again it didn't happen due to our buyers solicitor not reuturning our solicitors calls! So hopefully it will be today so we can still complete this Friday!
Getting increasingly frustrated with the whole situation it has been 16 weeks for us waiting and having various set backs!
  • We're hoping to exhange at the end of April:
    * Offers accepted on sale and purchase 9 days a go
    * Submitted buyer and seller forms last Friday
    * Our building survey commissioned for April 8th
It's a short chain - our buyers are FTB and the house we are buying is vacant so, as long as the surveys come back ok, there is nothing to stop a quick exchange.
We need to do building work on the house so want to get in as soon as possible to make use of the summer months.
  • Yay great thread!
I got home from vegas earlier today to find everything is pretty much in order. Everyone seems up for same day exchange and completion for this Friday so hopefully that's what we're aiming for (should find out tomorrow if this is what we are doing for definite) there are only us and our buyers in the chain, so no chain really....
  • We have just exchanged! Hooray!
  • Jealous my sol has just shot completion down for Friday lol
