  • Pleased to report we accepted an offer today (after a little haggling) from the couple who came as 2nd (or 3rd) viewers. We are very pleased with the outcome as they are a lovely couple who will get on well with our neighbours.
So now it's back to looking at houses for us to buy - got a viewing lined up on Monday on a property we saw about 4 weeks ago.
  • Hope it all goes through smoothly for you.
  • Congratulations Jstallan
  • well done jstallan, geat news!
and sorry to hear your news form the other thread, pawpurrs !
we had FTB's tell us on wednesday that the house is too small
and a gentleman called on thursday morning wanting to view immediately,
not being home i declined and arranged a viewing today instead
and ...... he didn't show up
  • Well done Jstallen.
What a pain blue bus - hope you have loads next week.
Well for me, we have had a draft contract through from solicitors so we will have a look at it tomorrow. I forgot to ring our EA today as we still havent heard about a survey so shall do that Tuesday now as they are closed tomorrow and monday.
I suppose the biggest news is that we have withdrawn our offer on the property we liked. So fed up with the vendors. Basically last week we said we would give until 3pm today as we were aware she had a meeting with bank 10am this morning. (Background we offered 147k and house on market 155k, they need 152k to clear mortgage). Anyways spoke to admin person in EA as she was the only one in on a saturday and she was reading the notes out loud and it said that the vendor had gone to the bank with her sister with a view to getting a joint mortgage to buy the property and her sister to live there.
When I said excuse me she sorted of stuttered and said oh I am not a negotiator so it doesnt mean nothing to me. She then tried all afternoon to speak to vendor but she said they were cutting her calls off after 1 or 2 rings. Subsequently we withdrawed offer formally.
We have been to see quite a few new build sites today as we would prefer a new build. The one we like will not be ready until Nov and thats on at 160k. There is another one in a different site but that is on for Ј189,950 and our max max budget is Ј160k. The advantage being that it would be ready July. The saleperson did say may be some room for negotiating but not that low she doesnt think. That does come fully carpeted/conservatory and garage.
We are going to have a good think this weekend and go back on Tuesday although if we have to wait until Oct that wont be a problem as my SIL has kindly given us her house to have rent free to stay in
Sorry bit of a long post here. Am off to crack open the wine as I feel I deserve it and I definitely feel house buying/selling is stressful!!
  • Bad news for us yesterday. Our buyers buyer pulled out. No reason given. So it looks like we're going to loose out on the house we had been trying to buy. :-(
To be honest, I'm so upset. It was so perfect for us. :-(
  • So sorry to hear that Jenny, what was the reason? Wish these blinkin buyers wouldnt keep peeing around.
scw.at east you got the truth out of the story.
  • So sorry everyone is having bad news. I am now dreading joining you all when my house goes up next week
we have viewed 3 properties so far and I am trying not to tell myself we have fallen in love with the second one as want to try and keep my emotions out if it! We are waiting for our new carpet to be laid on thurs before getting ea around to take pics. I know this might sound daft having new carpet but son decided to throw a dish of tomato soup on the floor. Think spending Ј285 for new flooring in kitchen diner is worth it considering might not sell it for a year!
We have 2 appointments next week for mortagage reviews, one with current provider. Have yet to instruct a solicitor. Planned to send kids to mil on Mon so we can do a bit of tarting up but after the 2 we have viewed I think we might be a bit keen. Bloke today had tidied house but place wanted a damn good clean. Can anyone advise us, are we doing things in right order? (hip was paid for and eneergy survey done last week)
  • Also wanted to tell the person on other thread who was moaning about ea and rightmove, my dh is a programmer and does work for an ea. thye use rightmove and dh says the title thing depends on what programme they use to upload to right move. He says there is an address field where the ea can type in whatever they like. Know that you suspect this but thought you might like to enlightten your ea!
  • Thanks Thrify it was me moaning about EA but as we've sold now I don't care LOL. As for dirty and tatty houses well we've seen both and I can see past it but generally the dirty ones are the ones that have been on the market a year. I think you're doing all the right things. The OH moans I want the house to look like new before I put it on the market but people do find anything to knock you down on so you're right to make it look as good as possible.
  • Hi everyone, read some of the posts on the other thread but didn't manage to read them all! All of these horror stories of buyers pulling out have me scared stiff though.
Our position is that we accepted an offer a few weeks ago from investment buyers who had their valuation almost immediately and then had an offer accepted on a great place. Our vendors had an offer accepted at the beginning of last week but not sure how far the chain stretches beyond that or whether it's even complete yet. Our survey will be done this week, the mortgage is sorted subject to the valuation and solicitors are busy on the sale and the purchase.
I'm just so terrified of something going wrong and it seems to all be so precarious. We've got a small baby and loads of stuff and really don't want to go into rented so I'm praying it won't come to that.
  • Thank you pawpurrs, good luck in selling soon and fingers crossed for the rest of the sellers
  • scw1, a friend passed on a tip she had used when buying a new-build from one of the big housebuilders. You find out when their year-end is and then make your (low!) offer with just enough time to complete by the time their year-end is up. This would probably need you to have completed on your own sale. She says she managed to negotiate a fair bit off (mind you she'd need to, that was last July and the property style she bought is being advertised now for Ј80k less than she paid.......)
  • We looked at 3 or 4 houses whilst we were getting our house ready to go on the market. One of those houses maybe the one that we end up buying. Not everyone takes months to sell although I appreciate it is taking longer for most people. If you find a house you love and don't want to lose it you are more likely to price your house realistically. Ours was on the market 1 day before we got an acceptable offer, yes unusual but in some areas not that unusual to get a quick sale.
  • I had a buyer straight away as soon as I went on the market too......yet now 9 mths on I am still here. Its a long way to completion, and at the moment so many sales are falling through.
    Nightmare!
