A question about : Roof Inspection / Survey

Hi,

Recently made an offer on a house which was accepted.

I would like the roof timbers and roof structure properly checked out - there could potentially be problems.

I want someone to get right into the loft space and check everything out. Not someone in a suit popping his head through the loft hatch, shining a torch and then recommending further investigation from a specialist.

The rest of the property is fine. No damp, had a new rewire, newish boiler etc.

I know I can get a full blown building survey that will check out the place from top to bottom, but I don't want to pay someone to tell me most of what I already know - It's only the roof I want checking out with an estimate of the costs if repair is required

eg
timbers ok?
roof structure and integrity eg bracing, support etc
any evidence of woodworm
condition of tiles - expected longevity before replacement is required
water penetration
felt checked
guttering, verges etc

The last RICS surveyor I used was next to useless - didn't want to get his suit dirty, and just stated the blindingly obvious.

Who is the best person to do a survey of this type?

Structural engineer?

A reputable roofing company? (possible conflict of interests though?)

another RICS surveyor but tell him to concentrate on the roof (instead of telling me than a pane of glass is broken, an internal door won't shut, and that the house was situated on a main road)

Best answers:

  • Most RICS surveyors will give you a quote for a limited survey. Ring and tell them exactly what you want and ask.
    Building/rooffing companies would also give an opinion on work needed, and cost, but as you say may have a COI.
    When discussing your requirements, be specific and clear. eg re woodworm: don't just say you want to know if there is evidence of ww, you want to know if there is evidence of active ww. Worm holes don't magically fill up if the last worm activity was 30 yars ago...... Ask if the surveyor will be able to tell.
    Bear in mind access. Will the owner/seller permit full access? Is there an appropriate hatch? You may need to clear this with the seller 1st or your surveyor could have a abortive visit (and still charge you for his time!).
