A question about : Rewire and GCH in one bed flat (Edinburgh)

We're looking to refurbish our rental property but some of the quotes we've had are astronomical.

It's a small (

The quote we've just received is Ј3250 for the rewire (includes consumer unit) and Ј5000 for the GCH installation (includes removal of cold water tank). Another quote we've had for the GCH is just Ј3k (about what we were expecting).

These quotes seems extremely high to us, much more than we are about to pay for our two bed house in York. We are waiting for more quotes but if they're all this high we're going to have to have a serious rethink about our plans.

Can anyone shed any light?

  • The most expensive cist if the GCH is bringing the gas in from the hallway. This will haveo be connected to a meter and only Transco (or whatever they are called now) can do this. You need to check that your quotes include rhis.
    The only thing you can do is to get other quotes to see if the prices are comparable.
  • It does and we will definitely check out more quotes.
  • Turns out it doesn't actually include bringing the gas in so even higher than we thought!
  • It’s a rental property you make money on you simply need to find out what’s tax deductible to an extent if its all deductible quotes they give are immaterial your not paying for them? Hunting around for low quotes is not the priority finding out what you can claim back is? Yes you have to find the money but you choose to become a landlord know that the property needs renovation so as a business you should have the funds or not be in it?

  • It is utter nonsense. You cannot claim it all back, it just reduces your taxable income.
    Income is Ј12k costs are Ј0k tax due is calculated on the Ј12k and suppose I am a 20% tax payer the tax due is Ј2.4k so net income of Ј9.6k.
    Income is Ј12k costs are Ј5k tax due is Ј1.4k plus the Ј5k outlay so net income of Ј5.6k.
    How are they the same just because I can offset some costs against my income?
    Clearly you are not a landlord.
  • brightontraveller - you need to re-read your original reply - either you've misworded it or lost the plot.

    You're insinuating that the tax man is paying for the work to be done. This is NOT the case, even if it's 100% tax deductible.
    The ONLY way the quotes would be immaterial is if you were being given a grant for the work to be done.

    There is no freeholder so that's one less thing to worry about.
    Our project manager is currently getting more quotes and has assured us that the Ј5k quote (GCH) and Ј3k (rewire) are not typical prices for the area. And as Phill99 said, it's not tax deductible.
  • bear in mind that just because it's a small flat, doesn't make it automatically cheaper. Working in a small space with not much room takes longer (and is therefore more expensive) than working in a place with more room
