A question about : my naighbours roof leaks into my bedroom

hi there
my neighbours roof leaks into my bedroom, I contacted my insurance company and they said nothing to do with them . I contacted the neighbour and they in short told me to go away. please please please can you give me any advice

  • with your household insurance there will be a legal helpline, phone for advice they are separate from any insurance claim
  • How do you know it's their roof leaking, and not yours? And how bad is it?
    I had a situation where next door's dodgy guttering caused a leak in my roof. In the end it was easier to pay the Ј100 to get it fixed myself, to save the hassle of neighbourly disputes and all the rest of it. Technically it was down to them, but it would probably have cost me more to prove that and take them to small claims to get it back. Sometimes it's just easier to let things go.
    On the other hand if it's an expensive problem, you might want to phone the helpline as suggested.
  • Hi.. I would be interested to hear what becomes of this. I have a double garage (completely separate from any houses) joined on to another double garage. Mine is in good state of repair with a good roof etc, while next doors roof is leaking like a seive. The water comes in through his roof down the joists and into the central dividing wall and leaks into my garage. My roof joists are also suffering from this...Trying to figure out the best way to resolve this. I dont have insurance on the garage (its a cheap standalone property worth Ј20k so I didnt see the point of paying out on buildings insurance for it) and i'm pretty sure next door doesn't...
  • Try posting this on the housing (buying, selling and renting) part of the board. You should get a better response.
  • I'd first get a roofer out to diagnose the problem (quotations are normally free)
    This will pinpoint the exact problem and you will then no for certain it is the neighbours, then weigh it up with what you were going to be willing to pay on your home insurance excess if it's the same it may be easier just to pay it than cause neighborly disputes, if it's a big figure then small claims court would be the answer.
