A question about : Garage Conversion into Kitchen/Dinner

Hi guys, were looking to knock through an internal (load bearing wall) to make a large kitchen/dinner space.. Is this quote in the ball park?
Were on the South Coast - Portsmouth.

Demolition
Rebuild cavity wall
Floating Floor
Window (Replace Existing Window with New)
Window (New into New Wall incl. Lintel)
Plastering Walls (Skim Coat)
Plastering Ceilings (Skim Coat):
Electrics 1st Fix / 2nd Fix (Including new consumer boards)
Boiler Relocation and New Rad
Plumbing 1st Fix
Drainage
Beam (incl. Pad Stones)
Professional Services: Structural Engineer to undertake steel beam calculation.
Fit Kitchen

Ј9,100 inc VAT

Best answers:

  • If anything, it sounds on the cheap side. Thete is no mention of insulation to walls or floors. This will be critical for Building Regulations. You would be advised getting a second and third quote.
  • All that is included, I do have a full list of materials being used, including insulations etc all to comply with building regs. I just didn't want to post it all.
    I've had a quote for Ј8,200 and for Ј13,000+ i was just looking to see if anybody has had similar work done to compare.
    These obviously don't include the cost of the Kitchen.
