A question about : Gap between window frame and the opening bit

My partner and I have recently bought a new build house in Wigan. We have had loads of problems with it (it took 5 months to fix a leak in the guttering) and last night we slept in a different bedroom because of the wind. When we got into the bedroom we noticed it was freezing in there and very noisy. When I went over to the window I felt wind coming through between the frame and the opening part of it. When I stepped back I could see the street between these 2 parts.

Will the hoouse builder try and say this is storm damage (and they won't repair it) or is this type of damage inpossible in wind.

  • Hi Iain
If it was storm damage, apart from something being blown against the glass unit and breaking it, the only other likely thing to happen is the opening sash to have been caught by the wind and it pulled back further than it's supposed to go and bending the hinge. if this had happened, you wouldn't be able to close the 'friction stay' hinge. If this is something you have only noticed has just happened, my guess is that the opening sash needs adjusted on the hinge to take it closer to the frame.
If it's as bad as it sounds, it's also possible the sash has been manufactured too narrow to operate in the frame opening.
In a nutshell, your builder's guarantee will cover it. They will send the window manufacturer/installer to sort it.
  • We have the same problem, a gap of maybe 1cm between the hinge side of the opening window and the frame. Window company has just been out to look at the window. Apparently there is a screw missing from the top of the window near the closer mechanism which is why it wont pull in tight to the frame. No idea how it has happened but the company seem unconcerned and say it can happen. Window is being fixed under warranty as it's classed as a manufacturing issue.

  • I dont think that it can be done by the wind. But if you are having lots of problems due to that and do not want your room to get freezed then you should go for Polyclad hardwood window shutters. That will keep your room insulated.
