A question about : Fair cost for landlords gas safety certificate

Please can anyone tell me what would be a fair price for a landlord's gas safety certificate and anything to be aware of when booking this? What sort of certificate do you get and how can I check that what I receive is correct/genuine?

  • On the flat I am renting, I pay £35. That is for one combi boiler and a gas hob.
    It's arranged for me through my letting agent and I don't charge the tenant extra for it. It is part of the rental expenses and the landlords legal responsibility.
    Certificate must be issued by a registered Corgi gas engineer every year.

    I also provide carbon monoxide indicators for the tenant - it's not a legal requirement, but it's added back-up.
  • prices around here vary from about 50 to 100 quid.
  • We do an appliance service at the same time as the Safety Certificate, and if there was just a gas boiler at the property the charge would be Ј65+ vat. (an extra Ј20 for a gas hob or cooker)
    There will be a copy for the tenant, and a copy for the letting agent/private landlord. There will be the engineers GasSafe registration number on the Certificate so you would be able to check this if necessary.
    Most letting agents have their own favoured engineers/companies but I would doubt that the Ј35 price would include servicing so you would have to find someone else to do that or pay extra.
  • We pay Ј39 each and we live in an expensive area.
    I suggest thats a good price for our location.

  • We were quoted Ј67.50 inc. vat by our letting agents, and that was for a boiler and a gas cooker. However, I did find a quote for Ј50, which is the cheapest I found.
    That's in Lancashire.
  • I charge Ј55 for the boiler/first appliance, Ј30 for a fire, if done at the same visit, Ј10 for a hob/cooker and Ј5 for the certificate, all plus vat.

  • My hubby charges Ј40 for up to 4 appliances - we are in the North East.
  • I use British Gas - I pay Ј15 a month for gas servicing and breakdown and the Ј24 for a gas safety certificate. Takes all the hassle out of it.
  • I paid Ј80 for a boiler service and the guy gave me a gas safety certificate too - that's in London.

  • although its spam, thats a damn good price for a gas safety check
    some1 mentioned rushed, but its not hard to do the checks.
    the hard part is the qualification
    i have family in the trade, and they charge me 40 quid.
