A question about : London extension (inc breakdown)

We are having a single story rear extension. It's 4.5x5m2 with a flat roof and bi-fold doors (not included in this quote).
I think that the quote is fair but would be interested in seeing what others think.
This would probably be useful for other people looking into this sort of project. It would have helped me when I was budgeting!

1 Removals in preparation of the building work - walls, doors, floor, plants etc, also base of the old patio.
2 Digging and building the foundations & pad fundation
3 Building the floor and walls of the extension.
4 Building the ceiling & flat roofs,(rubber EPDM ROOFS finish )
5 Making alterations to the first floor and lolt soil pipe .
6 Installation of the steel beams, with suitable box-in to hide the beams & soil pipe .
7 Installation of the 2 skylights 1500mm x 100mm or smaller. (supply by costumer )
8 Installing the single-sided internal door to the new kitchen-lounge area.
9 instal existing mailhole and create anew one with seal cover .
10. Skirting the base of the walls of the entire kitchen-lounge in similar style of the house.
11 Plastering all the walls and ceiling area of the extension, as well as the supporting pillars and steel beam boxed appropriately, note that the existing lounge walls and ceiling does not need to be re-plastered.
12 Installing ceramic tiled floor kitchen area . Approximately 20 square meters. instaling wooden floor new extension area ( tiles & wooden floor supply by costumer)
13 Provide electrics and wiring Ј 65 per point , spots Ј 40 per points (spot lights supply by costumer)
14 Provided plumbing and installation for two tall radiators in the kitchen-lounge ( radiators supply by costumer )
Total for the work above Ј33,000

Additional cost :
Suppy and installing underfloor heating systm new extension area Ј 1400

Painting the entire kitchen- lounge walls and ceiling including andercoats and final emulsion coat Ј 1600

replace for good quality vaillant or worcester combi boiler Ј 1800

kitchen installation Ј1500

refurbishment grand floor toilet and shower Ј2000

  • This is plus VAT?
    It looks a bit cheap, but then you're supplying quite a bit of stuff. It's important that the builder has a margin in there.
    The broken out prices look very reasonable - supply and lay if underfloor heating looks stupidly cheap. What are they using?
    My questions:
    Who is looking after building control? I presume you've already provided the structural calcs?
    What's happening with the soil pipes? They are replacing a 'mailhole' for you to a sealed one. This is going to be an internal manhole? An internal manhole will not pass building regs. It sounds like a buildover agreement could be needed, depending on whether the drains are shared. I'd also really want to see the soil pipe outside the building wherever possible.
  • Ј1,600 to repaint a kitchen looks pricey to me!! I suggest you get a painter and decorator in to do that separately.
    I had our entire house repainted for less.
  • Yes, I expect you are absolutely right so you will probably need to accept it as a package rather than getting them to do certain elements and not others.
