A question about : house deeds storage

Does anyone know where I can find a straight forward comparison of fees charged by banks and building societies for storage of house deeds please?

Best answers:

  • Sorry I don't know the answer to your question . but Halifax charges unless you keep Ј125 back from paying off the mortgage. Maybe this should go on the mortgage board you may get someone who knows more about it. :-/
  • If you are a customer of a solicitor then they will normally hold them for free.
Legal documents are now held electronically at the land registry. The paper document is now not so important, so why not just keep it at home for free?
  • I am not sure that documents for all properties are held electronically by the Land Registry. I seem to recall that the records only become electronic when the house is sold.
So if you have owned the same house for many years then there may be no electronic record yet.
Also I am not sure that the Land Registry actually holds the deeds electronically. I think it is only the title that is held electronically.
The deeds contain important information about covenants etc. so I guess you don't want to lose it!
  • When my mortgage was concluded a few years ago Abbey National had a 'Deedsave' service that allowed you to leave the deeds with them for storage, as long as 50p was left on the mortgage, for free!
On thinking about this I have a feeling it maybe only applied to Scotland though?
  • The solicitor who sorted out my inheritance has got mine. I have a copy of them for reference. He doesnt charge for the service.
  • I'm in the process of paying my mortgage off. The Halifax informed me that if we leave Ј100 outstanding on the mortgage they will look after deeds for free.
  • We very recently redeemed our house deeds from Abbey National .deedsave service. They charged us Ј65+vat to set it up and Ј95+vat to release them.Racketeers the lot of them.
  • You can buy a fireproof safe for Ј30 from screwfix direct (or leave them with a solicitor for free).
  • I have lodged a sealed envelope containing my house deeds, life assurance policies and other legal documents at the local branch of my bank (HSBC Bank). They charge me Ј13 a year for keeping it in their safe and have advised me that there will be no charge for getting occasional access to it ... within reason!
  • I have left Ј1 owing on my Halifax mortgage.
They make no charge as long as I insure the house with them. I expect that make plenty of profit on the insurance.
Some you win some you lose.
  • We paid off the mortgage completely not holding a small sum back and our building society charges us Ј25 a year to keep the deeds.
  • I had a mortgage with the Halifax Building Society. When I "paid it off" a few years ago I left Ј125 "outstanding". The deeds are still kept by the Halifax. I receive each year an "Annual Mortgage Statement" showing a Year End Balance of Ј125. "We will not charge you interest if the balance stays at or below Ј125". There was/ is no requirement to insure my house through / with the Halifax.
  • Are your documents any safer with a third party than kept in a fireproof safe at home? Barclays Bank managed to lose my father's will.
  • I managed to pay my mortgage off over a year ago, then purchased a new house in cash some months later. The solictor dealing with the purchase hasn't finished sorting out land registry etc etc (it's a brand new house) but he has stated that he has no facility for storage of the deeds. As there is no mortgage provider involved what are my options?
    Thanks!
