Hi new here I have looked over the forum and cannot find anything related to this so here goes.

A question about : House Insurance Question

I live between 150 and 200 metres of a flood plain. We have never had any flood problems nor have there been any in the past as far as I am aware.

I used insuresupermarket to get a quote but when I clicked 'yes' to being within 200m of a river (which is what I guess a flood plain is really) they told me it would have to be 'referred'

Will this affect the insurance? If so, how?

A question about : Radiators dont heat up very well

Hi, We have a Worcester Bosch condensing boiler which is about 2years old now. However although we get hot water from it our radiators barely get warm. The radiators are the original ones from when the house was built which is about 30 years ago. Do we need to replace them or do they just need flushing out or whatever is done. Its not the fact they might need bleeding cos thats been done. Thank you

A question about : Rain Brought Ceiling Down

My sister is really upset because her bedroom ceiling has just collapsed due to the felt roofing on her bay letting the water in.
Apparently her carpets really heavy with water and shes concerned that her downstairs ceiling could collaps now.

Shes phoned her insurance firm who say they arent covered for rain damage....shes devastated.

Now she needs someone to stop the rain come in and cant find anyone..
who can come quick any help much appreciated.

A question about : Smelly water under the floor

Could someone help us please?

The new kitchen was installed 4 months ago. We noticed some bad smell from the bathroom next to the kitchen about 2 months ago. We did all sorts of things for the smell, but it did not go. A plumber was called and found that the sink in the kitchen was connected to the wrong pipe that could be ending somewhere under the kitchen. Last week, we lift the floor board in the bathroom and found smelly water (2cm in depth) under the bath. It looks the water is coming from the Kitchen.

A question about : Flood damage / contamination

Have got all our stuff in storage while we move house, just got a letter from the storage company informing us that due to last weeks floods 3 out of our 6 containers have been contaminated by the flood water.

Now the question is what should I reasonably expect, clearly soft furnishings / electricals are going to be ruined but what happens in respect of other furniture items will they be cleaned? Should I allow them to be cleaned or should I reasonably expect replacement of all damaged items?

A question about : Drains/sewerage problem

Hi everyone

Me and dh are worried sick. We share our drains with around 5 or 6 houses on our Close, and our next door neighbour keeps having a problem with sewerage flooding onto his property, which is also flooding down onto ours (his property is raised). When it first happened, he bought some rods and had a poke about, it seems that the blockage is always on our side, but the waste backs up to his when it's blocked.
